Roofing Project Start
The initial phase of roof replacement is set to start with two buildings (with the oldest roof) at 1005-A-D Bryant way and 1005-E-H Bryant way. Both units and garages will be re-roofed. The tentative start date is set to 09/06/2021 (further confirmation and additional communication to impacted owners/residents to come from the vendor).

Roof Special Assessment Payment
As a reminder, the due date for paying the roof special assessment is February 1st, 2022.
There are two ways to handle the payment:
- Electronically by bank/card transfer via our HOA accounting firm “HOA Accounting Services”. You will need to setup your account (if not done so yet) and request your account number and registration key. See setup instruction details at https://hoa-accounting.com/members/
- By check made payable to “Camino Del Prado HOA”. Annotate the check with purpose of payment and your unit address”. For example, “Roof special assessment for 1005-T Bryant way”. Send the check to the following address:

Spa Trellis Structure
The strong rain and winds of the past few weeks managed to break one of the main spa trellis post. The heavy structure was leaning toward the pool fence and ready to fall apart anytime.
The structure was very old and has been eaten by termite over time which also contributed to the weakening of the structure.
To avoid physical damage to the surrounding fence and spa and more importantly to prevent any harm/accident or injury, the structure has been taken down and removed.
Once the weather allows it, we will look into rebuilding it.

Update on Irrigation
You may have noticed that many areas of our lawns/plants have not been getting any water for a while now. We are actively working with our irrigation service provider to find the proper root cause and perform the needed repair. There was an assumption that this may have been caused by our light/bollard repair/trenching, however further in-depth inspection by the contractor who performed light/bollard repair has shown no wire cut or side effect due to electrical connection between the timer B and all the sprinkler valves between bryant way and castleton terrace.
In order to mitigate the issue, we had done a one-time manual turn-on/off of all valves around the complex and watered our lawns for a couple of hours this week.
Investigation is still going on and we hope to reach a conclusion sometime next week.

Update on Clubhouse Pool
Many of you have been asking about the situation vis-a-vis our pool. We have unfortunately been facing many back to back issues over the past 6+ months with the machine room, pumps, broken and leaky valves, damaged walls, issue with our vendors to name a few. It has really been a roller coaster.
Opening up of our pool is now imminent. We’ve done some patch repair on the bottom of the pool and it is now filling up with water. It may take a few days to fill up and get the chemicals balanced but we are almost there.

Electrical Wiring Complete
Rewiring of bollards and garage lights across the Camino Del Prado complex is now complete. We should not be seeing any systemic light issues anymore other than individual bulb or driver burning out.

Update on Pool and Electrical Wiring
As you may already know, we’ve had some challenges with our former pool vendor. We are actively working on getting the pool cleaned and set for the summer. Please hang on with us as we are working to find a new contractor that will help us restore and maintain the pool going forward.
Regarding the electrical wiring of bollards and garage lights, work have started on the last section of our HOA, namely the following units: 1007-A/E, 1007-F/K Bryant and 1339-A/E Henderson. Garage lights and bollards around those sections will be rewired. The work is expected to be completed by May 24th. Power to the bollards and garage lights will be off during that period.
Access to garages in the impacted units will be required to complete the rewiring work. Notes have been left on various gates and mailboxes.

Clubhouse Status
It’s been long overdue, but the clubhouse kitchen has now been restored. The kitchen floor and walls had been redone to match the clubhouse main room. It looks pretty good! Let’s keep it that way!
Several pool pumps in the machine room have been replaced with brand new ones. However,the pool needs to be cleaned before it can be used. We are working on coordinating the pool cleaning. Once that is done, we will turn on the pool.
December update on various repairs
1- The lighting repair/rewiring work around 1360 G-K Roadrunner, 1035 A-D Castleton, and 1035 E-H Castleton have been completed. The last remaining areas are around 1007 Bryant and 1339 Henderson. These are the last blocks.
2- Also note that the clubhouse kitchen work and machine room pump is still going on and may require temporary electricity cut off after new year.
3- The fence work in the back of 1005-B-C-D-E will be started in the new year.
