Roofing Project Start

The initial phase of roof replacement is set to start with two buildings (with the oldest roof) at 1005-A-D Bryant way and 1005-E-H Bryant way. Both units and garages will be re-roofed. The tentative start date is set to 09/06/2021 (further confirmation and additional communication to impacted owners/residents to come from the vendor).

Roof Special Assessment Payment

As a reminder, the due date for paying the roof special assessment is   February 1st, 2022.

There are two ways to handle the payment:

  1. Electronically by bank/card  transfer via our HOA accounting firm “HOA Accounting Services”. You will need to setup your account (if not done so yet) and request your account number and registration key. See setup instruction details at https://hoa-accounting.com/members/
  2. By check made payable to “Camino Del Prado HOA”. Annotate the check with purpose of payment and your unit address”. For example, “Roof special assessment for 1005-T Bryant way”. Send the check to the following address:

Roofing Project Update

The Board has voted to move forward with the reroofing project.

What roofs are we getting?

The Board has selected building materials that are extremely energy efficient. We will be installing Landmark Pro Solaris Max Def Weathered Wood shingles, mounted on foil backed Radiant sheathing OSB.

What’s the project timeline?

The Board is aiming to due a trial installation in 2021, starting with 1005 A-H Bryant Way. These units were selected as they are some of the oldest in the community, and thus we worry about those roofs the most. Each year after that we plan to do approximately 1/3 of the units, proceeding by roughly the age of the units (the community was originally built in three phases).

What about solar panels?

We’ve discussed this with roofers and they’ve informed us that it is okay to add solar panels after installing the roofs. However, it is important to make sure the solar contractor will warranty installation to match the roof’s warrantee. An architectural change request will also be required.

Pool Restrictions Update

Starting July 12th, the following changes are being made to the pool usage, in response to relaxed protocols from the state and county:

  1. Reservations are only available on even hours (8am, 10am, etc). On odd hours (9am, 11am, etc) reservations are not allowed and members must share the facilities.
  2. People with reservations may invite other households in the community to join them at the pool, and up to 6 guests per unit (in accordance with the normal pool rules).
  3. We are using a new reservation system. See caminodelprado.org/pool/
  4. Reservations may now be made 7 days in advance.

These rules are subject to change as the pandemic changes.

Please note that the clubhouse and bathrooms are still closed. Please use the bathroom in your home.

Spa Heater Broken

Unfortunately the spa heater is currently broken. Apologies for the inconvenience. We are looking to have it repaired as soon as possible. The pool heater is also being replaced this month. Stay tuned for more updates.

RE: Special Assessment Ballot – The Special Assessment ballots (Proposed $6,600.00) for funding the roof replacement throughout the community are being tallied by Liberty Election Services – Deanna Libert. The process was presented on screen for all to view the process and tallying. The result was that the Association members voted the following certification below.

REPORT BY INSPECTOR OF ELECTIONS
ANNUAL MEETING
1. The undersigned, having been duly appointed as the Inspector of Elections for the Annual Meeting of Camino del Prado Homeowners Association (the “Association”), held March 25, 2021 (the “Meeting”), does hereby report as follows:

2. I, Deanna M. Libert, was appointed as an independent third party, as defined by Civil Code §5110, by the Board in the tabulation and counting of ballots.

3. I personally inspected the list of Members of the Association provided to me by its Board of Directors and verified that ballots were sent to each Member at the address of record with the Association. All members of the Association were entitled to vote the prepared ballot.

4. On March 24, 2021, at 10:00 am, the polls were closed. At that time, I had received fifty-eight (58) ballots. Eight (8) ballots were late or unsigned. No proxies had been received. Fifty (50) ballots would be opened. The ballots had remained in my possession since receipt by mail or delivery in person. I verified each Member’s information and signature on the outer envelope prior to the Meeting.

5. On March 25, 2021 at 7:30 pm, I was present at the Annual Meeting of the Association and the ballots delivered to my office by the close of the polls or in person. The meeting was held via virtual/telephone conference due to COVID-19 shelter in place restrictions. The required quorum was more than fifty percent (50%) of the Owners or forty-five (45) ballots. A quorum of Members was present in ballots and physically in person at the Meeting.

6. At the Meeting, I asked the Members present if any had challenges or questions regarding the right to vote. There were none.

7. Election Results:
a. Yes (in Favor) 39 votes
b. No (not in Favor) 7 votes
c. 4 each ballots were invalid

8. The above results of the ballot were reported to the Board at the Meeting. The approval of Owners, constituting a quorum, casting a majority of the votes at the meeting or election is needed for the special assessment to be approved. The special assessment PASSED.
