Smoke Detectors

Approved single-station or multiple-station smoke detectors, continuously powered by the house electrical service, should be installed in every living unit within the condominium building in accordance with NFPA 101-2015, Sections 30.3.4.5 (New) and 31.3.4.5 (Existing). When activated, the detector should initiate an alarm that is audible in the sleeping rooms of that unit. This individual unit detector should be in addition to any sprinkler system or other detection system that may be installed in the building. As an alternative, wireless smoke detection systems may be used. To be acceptable in lieu of a single station smoke detector powered by the building electrical system, wireless smoke detection systems must be UL listed, but not all UL listed systems are acceptable. Many wireless systems are listed as household fire alarms, which do not necessarily provide supervision of the batteries. Some of the listed household systems may have supervision to meet the requirements of NFPA 101, but this must be determined on a case by case basis. All of the UL listed commercial systems have battery supervision, plus standby battery power for the alarm panel. In the UL Fire Protection Equipment Directory, these two product categories are: 

  • Control Units and Accessories, Household Type (UTOU), which may or may not meet the NFPA 101 requirements for single station detectors. 
  • Control Units System, (UOJZ), (for commercial applications) which always meet the NFPA 101 requirements for single station detectors. 

In summary, to meet the intent of NFPA 101 as an acceptable alternative to single station smoke detectors powered by the building electrical system, a wireless smoke detection system must: 

  • Be UL listed and 
  • Provide supervision of the battery powering each detector

Open Fires

In order to reduce the risk of fire, gas and charcoal grills or similar devices used for cooking, heating or any other purpose, should not be used on any balcony, under any overhanging portion, or within 10 feet of any structure. 

Pool is Open!

We’re sorry the pool has taken so long to open this year, but it is now cleaned, repaired, filled, and safe to swim in! The spa is also up to heat.

We also have a new pool company doing regular service, so we hope things stay in better shape than previous years. Please contact us if you experience any issues.

New Help Request Email and Tracking Portal

The Board has begun using a new online system for help requests. This will let us keep better track of requests that come in and make sure they are addressed in a timely fashion. This system also lets you check on the status of your request at any time, and makes sure that you get an email when we address your request.

Update on Irrigation

You may have noticed that many areas of our lawns/plants have not been getting any water for a while now. We are actively working with our irrigation service provider to find the proper root cause and perform the needed repair. There was an assumption that this may have been caused by our light/bollard repair/trenching, however further in-depth inspection by the contractor who performed light/bollard repair has shown no wire cut or side effect due to electrical connection between the timer B and all the sprinkler valves between bryant way and castleton terrace.

In order to mitigate the issue, we had done a one-time manual turn-on/off of all valves around the complex and watered our lawns for a couple of hours this week.

Investigation is still going on and we hope to reach a conclusion sometime next week.

Update on Clubhouse Pool

Many of you have been asking about the situation vis-a-vis our pool. We have unfortunately been facing many back to back issues over the past 6+ months with the machine room, pumps, broken and leaky valves, damaged walls, issue with our vendors to name a few. It has really been a roller coaster.

Opening up of our pool is now imminent. We’ve done some patch repair on the bottom of the pool and it is now filling up with water. It may take a few days to fill up and get the chemicals balanced but we are almost there.

Electrical Wiring Complete

Rewiring of bollards and garage lights across the Camino Del Prado complex is now complete. We should not be seeing any systemic light issues anymore other than individual bulb or driver burning out.

Update on Pool and Electrical Wiring

As you may already know, we’ve had some challenges with our former pool vendor. We are actively working on getting the pool cleaned and set for the summer. Please hang on with us as we are working to find a new contractor that will help us restore and maintain the pool going forward.

Regarding the electrical wiring of bollards and garage lights, work have started on the last section of our HOA, namely the following units: 1007-A/E, 1007-F/K Bryant and 1339-A/E Henderson. Garage lights and bollards around those sections will be rewired. The work is expected to be completed by May 24th. Power to the bollards and garage lights will be off during that period.

Access to garages in the impacted units will be required to complete the rewiring work. Notes have been left on various gates and mailboxes.
